What Is Included in a Monthly Mortgage Payment?
A mortgage payment can mean different things on different screens. Your loan’s principal and interest are only part of a useful monthly housing estimate.

When you compare homes, use an all-in monthly cost. A lender’s payment statement may bundle certain items into escrow, while HOA dues, utilities, and upkeep are paid separately. Confirm each line item for the home and loan you are considering.
Principal and interest
Principal reduces the amount you borrowed. Interest is the cost of borrowing. With a fixed-rate loan, principal and interest are generally level each month, though the portion going to each changes over time.
Property taxes and homeowners insurance
These costs may be collected monthly into an escrow account and paid by the servicer when bills are due. Tax assessments, premiums, and escrow estimates can change; an escrow adjustment may change the amount you send each month.
Mortgage insurance and association dues
Private mortgage insurance or another form of mortgage insurance may apply depending on the loan. HOA or condo dues are usually separate from the mortgage servicer’s bill, but they still belong in your housing budget.
Compare the full amount
Ask what is included in a quoted payment and what is not. Check the Loan Estimate for projected payments and closing costs, then verify taxes, insurance, and association dues using property-specific information.

Usually not. Check its assumptions. This site’s mortgage calculator estimates principal and interest only.
Can a mortgage payment change on a fixed-rate loan?
Principal and interest are generally fixed, but escrow items such as taxes and insurance can change.
